- Standard Features of a James Sexton Construction Home
- Basement walls come with rubberized coating on exterior walls, a one inch drain board. A four inch drain line around the perimeter of the basement with a minimum of 24-36" of gravel on top of drain line. Basement walls come with a 20yr warranty.
- All parallel baring walls have a double or triple joists under them or an I beam.
- All non baring parallel walls have double joists under them as well.
- All support beams on first floor & attic have direct support down to basement I beams or basement walls.
- We try to prevent future drywall cracks & door sags due to settlement.
- We foam & caulk all exterior wall plates, all headers, windows & doors. This helps prevent air leakage in your home.
- We use blown & cellouse insulation in the walls, attic & crawl. This is 15-25% better at stopping air infiltration. Cellouse insulation is mildew resistant as well as fire resistant.
- Rough in bath in basement.
- We use Raynor garage doors with opener & hand held remote.
- We glue & nail all subfloors to floor joists.
- We screw all subfloors down before hardwood, tile & carpet installation. This basically eliminates all squeaks.
